This template tracks the financial health of a condominium's reserve fund and the revenue streams that support it. The information is typically based on a professional "reserve study," which should be updated every few years.
Template Instructions:
Yearly Reserve Revenue: This section is for the sources of income that are specifically designated for the reserve fund. The primary source is the portion of owner assessments that goes directly into the reserve account. Other sources, such as interest earned, are also included here.
Component List: List all the major components of the property that the association is responsible for maintaining and replacing.
Replacement Data: This section includes the estimated useful life, remaining useful life, and the future replacement cost for each component.
Contribution & Balance: This section shows the annual contribution needed for each component to keep the fund healthy, as well as the current balance for each component and the overall funding status.
